  • complete the marriage or civil union application before scheduling your appointment.
  • only the person(s) conducting business that have scheduled an appointment are allowed entry - any other visitors must wait away from the building.

  • documents for recording can be dropped off at 200 W Oak (payment by check or money order only in the exact amount).  If payment is not attached to the document, we will be unable to record the document(s) and they will be rejected.  The recorded document will be returned to you by mail.  You may drop off a completed marriage license/certificate for recording. After it is recorded, we will mail the marriage license/certificate back to the couple at the address they provided on their marriage application.

 

Our Recording Department is currently recording all documents delivered to us --- electronically, by mail, and by drop off.

 

Passport processing, notary services and the sale of park permits and pet licenses are not available at this time.

The main focus of the Recording Department is first and foremost the maintenance and integrity of the Larimer County Public Land Records which date back to 1862. Our duties include, the recording and imaging of documents for the permanent public record; providing a grantor/grantee index for search and retrieval of recorded documents; and providing copies of those documents to the public upon request.

Documents typically recorded in our office include but are not limited to:

  • Deeds (warranty, quit claim, beneficiary, personal representative, etc.)
  • Deeds of Trust and Mortgages
  • Plats and Land Surveys
  • Easements and Covenants
  • Liens and Transcripts of Judgment
  • Marriage and Civil Union Licenses
  • Military Discharge Records

Note: The Clerk and Recorder does not provide blank forms of any type. You may purchase forms at any office supply store or from many online sources.

Help prevent your documents submitted for recording from being rejected. Follow these guidelines to prevent the delays associated with the return of rejected documents.

Before submitting your recordings, make sure:

  • Fees are correct - Recording Fees are statutorily established. Larimer County only refunds overpayments of $25 or more!
  • Quality of document is good and text is readable - Please remember that bad originals produce poor public record. Documents which are illegible to begin with will be marked with a clerk's note and recorded as received.
  • State document fees are included - Any transfer deed with consideration exceeding $500 will be assessed a state documentary fee of 1¢ per $100. Consideration amounts must be correctly marked on both the deed and transfer declaration.
  • Deed contain valid grantee address - This address is used to determine where tax statements should be mailed after a property is sold. Submitters should verify the validity & completeness of such address before recording a deed to avoid rejected recordings.
  • Sufficient margins - C.R.S. 30-10-406 (3)(a) requires that all documents have a top margin of at least one inch & a left, right & bottom margin of at least ½ inch. The recorder may refuse to file any document that does not meet these standards.
  • Checks payable to Larimer County Clerk - If checks are made out to the wrong party the check along with all documents attached will be rejected and returned to the submitter.
  • Return Addresses - A complete and accurate return address should be clearly marked on the front page of any document submitted for recording. Documents will be returned in 2-4 weeks. No return envelope is required but is appreciated.
  • Checks are signed - Unsigned or staledated checks along with all documents attached thereto will be rejected and returned to the submitter.
  • Notary seals are darkened - Embossed seals on documents will not show up on the image if they are not darkened or "inked." Submitters should ensure all embossed seals are visible before recordation.
  • Instructions for order of recording are included - Please send documents in the order you would like them recorded. Please also include specific instructions as to what documents you are recording and the amount of pages in each document. Staples or paper clips are an easy way to indicate what pages constitute one document.
  • Submit to correct county - Often documents intended for recording in one county are sent somewhere else by mistake. Please be aware that Larimer County will not reject these documents. Please make sure you are recording your document in the appropriate County.

You may hand-carry your signed and fully executed document(s) to our office at 200 West Oak Street, 1st floor, Citizen Information Center, Fort Collins. Our office does provide notary services for $5 per document. Our office hours are Monday through Friday, 8am to 5pm excluding holidays.

Please be sure to include payment for recordings. We accept checks or money orders payable to Larimer County Clerk. Please make sure fees are correct as we will only refund overpayments of $25 or more. After recording, your document(s) will be mailed back to you in 1-2 weeks.

The Recording Department offers e-Recording services. Electronically submitting documents for recording increases speed and security and decreases costs, when compared to traditional mail submissions. We currently contract with three vendors. If you are interested in e-Recording with Larimer County, please contact one of the vendors listed below.

You may request partial redaction of a social security number from a document if you are the holder of that social security number or if you serve as the personal representative, custodian, conservator, or guardian for the individual to whom the number is assigned.

Your request must be made using the Request for Redaction form. Once the form is completed and notarized, the form and appropriate recording fee ($13 for the first page, $5 for each additional page) may be presented as follows:
