2018 Building Codes Will Take Effect February 1, 2019

The 2018 International Residential Code, International Building Code and related codes as amended by Larimer County and adopted by the Board of County Commissioners, will take effect February 1, 2019. All permits applied for on or after that date must have plans designed to the 2018 codes.

Revised Deadlines for Vacation Homes in the Estes Valley

With the adoption of the 2018 Larimer County building codes, some deadlines have been extended for permitting vacation homes in the Estes Valley outside Town limits.  Registering with the Town Clerk was the first step, but not the last step. Please read the following information carefully.  

Instead of requiring a Life Safety Survey inspection to be performed by March 31, 2019 (which requires the issuance of a County building permit to convert your home to a vaction home), you must submit a complete application for the building permit by March 31, 2019.  Missing this deadline means you can no longer legally rent your home as a vacation home. 

 

By March 31, 2021, we must perform a Life Safety Survey inspection under an issued building permit, and issue a Certificate of Occupancy (CO) for the conversion to a Vacation Home. Issuing a conversion permit requires parcel research to see if any unpermitted work was done so “as-built” permits may be issued. The conversion permit and any as-built permits must receive final inspection approval to obtain your Vacation Home Conversion CO, and there may be corrections required from the Life-Safety Survey inspection. It is your responsibility to schedule the inspections and make all corrections in a timely manner. If you wait too long, you may run out of time and lose your vacation home registration.
