Description The County/Town Estes Valley Planning Commission uses the 2000 jointly adopted Estes Valley Development Code when considering development in the 32-square mile Estes Valley Planning Area. The new Code contains standards which explain how a property can be developed. Because of the shape of a piece of property, for example, a citizen may want to plan differently than what the standards call for. This is called asking for a variance. An example might be how close to the property line the plan calls for the house to be. A citizen might also need some clarification of the standards. The Estes Valley Board of Adjustment is the Board that will consider these citizen requests for variances and clarifications.

The Estes Valley Board of Adjustment will meet monthly and have five members for the 32-square mile Estes Valley Planning Area. Larimer County will appoint two of these members. Although terms are set at three years, of the first two appointees will serves a shorter 2-year staggered term so that new Board members don't all rotate off at the same time. The County's appointees need to be residents in the unincorporated portion of the Estes Valley Planning Area for at least one year.
